Each developer builds several house types, so the model is the fair unit to compare — bed count alone is too coarse, since one developer's 4-beds span nearly 30 m². A "+" marks an extra box room too small for a bed. Home counts include properties the VOA hasn't banded yet; where their model was worked out from floor area rather than read off a developer plan, it is marked as inferred. Prices are medians of new build sales; a model with only one or two sales will swing, so the sale count is shown alongside.

Where this data comes from
- Council tax bands — Valuation Office Agency. Think your band looks wrong next to identical homes? How to challenge it.
- EPC ratings — MHCLG energy performance of buildings register. Newly completed homes often have an EPC months before the VOA bands them, so some properties here show a rating with no band yet.
- Sold prices — HM Land Registry. Publication lags registration by 6–12 months or more for new builds registered in developer batches.
- Developer and house model — compiled from developer plans; not an official source.
- Price per m² — derived here, by dividing a property's most recent full-price sale by its EPC floor area. Only available where a home has both, and never calculated from a shared ownership sale, whose price covers a share rather than the whole property.
